How does a Buyer's Agent get paid?
You could think of it as a Success Fee. In most cases, it's paid by the seller to the broker when the sale is consummated. In new home sales, the builder or developer usually pays the broker half of the earned commission after a contract is signed and all contingencies removed. The other half is paid to the broker when the sale is closed.
Am I under any obligation?
I will spend hours, days, and even weeks doing research and guiding the search for your new home. In return, I expect you to be loyal and work with me as your only agent. For example, if you decide on your own that you'd like to see have a look at a particular new home community, I'll be happy to escort and advise you. Even if it's a last minute decision, I can make arrangements for you at the community's sales office. If you subsequently purchase a home there, I'll be compensated by the developer at no cost to you.
What if I don't think you're doing a good job?
You can cancel our agreement at any time, except for properties I've already
shown you.
